Taurean Global (USA) Corp is building a portfolio of B & C class communities in strategic U.S. metropolitan areas.  

 

The primary objective is to purchase property that can achieve significant increases in net income. This is achieved by:

 

  • Rent increases when rents are below that market rate

  • Impeccable property management with a focus on responding to tenants.

  • Capital improvements that are accretive to revenue

 

The Taurean Acquisition Strategy

 

The TMES asset acquisition process involves a very detailed analysis of the property to ensure that each investment is as secure as possible.  Taurean looks carefully at the area demographics including in-migration, employment, new apartment construction and replacement cost to determine the status and trajectory of the local market. Areas of early positive recovery or late in the recession phase are most attractive.

Once an area is identified, Taurean then compares the asset in question with similar assets in that area. This analysis uncovers assets that have various attractive differentiating factors, such as below market rents and deferred maintenance. Such assets are a perfect fit given Taurean’s proven expertise at managing and repositioning these neglected properties to realize value.

When an asset is deemed attractive, a stringent due diligence analysis is performed. Special attention is paid to a through physical inspection, a detailed and verified financial analysis, and comprehensive environmental and structural reports.  If all reports are positive, Taurean proceed to structure the best deal for our investors and the development work starts.
